Sometimes you are asked to look at “repair” work on the homes we inspect.  This home has a metal roof a masonry chimney.  The mortar cap is gapping allowing rain to enter the hollow bricks.

 This was a major concern and I called for professional repairs. 
Today I got an email from the client, man what a mess..

Was this chimney ‘repaired’ by a cake decorator?
Caulking should NOT be used to make this repair. 

That caulking may also be a problem when the chimney is repaired.  Mortar is not designed to stick to that caulking.  So not only is the wrong repair, it makes the correct repair harder to do.
