What is the Tennessee State Licensing process?

To apply, submit an application and a $300 initial license fee, along with proof of the following:

High school diploma or GED certificate.
Completed a commissioner-approved home inspection training.
Passed the National Home Inspector Examination (NHIE).

Insurance requirements:
You have General Liability insurance with a minimum coverage of $500,000 and a valid policy number.
You have Errors and Omissions (E&O) insurance with no minimum limits specified.

What is the class schedule?

Classes are held from 9:30 a.m. to 6:30 p.m. (central time), Monday through Saturday, with a break on Sunday, and then continue for another Monday through Saturday session. After these two weeks, the course is complete.

The SOPHI curriculum, fully compliant with Tennessee state regulations, provides thorough training that prepares you to take the National Home Inspector Exam. Our rigorous 12-day program is designed to give you a strong foundation and ensure you’re ready for success.


What does the class cost?

Our Fundamentals of Home Inspection course is priced at $2,500. This all-inclusive program adheres to all state standards, providing outstanding value. You’ll participate in live, Zoom-based classes featuring expert lectures, hands-on techniques, and guidance from seasoned Home Inspection Professionals. What are the opportunities for a licensed home inspector?

Although many inspectors operate independently, there are also positions available with multi-inspector firms and franchises. It’s important to thoroughly review any employment offer from another company. We advise having an attorney examine the offer before you proceed.

This comprehensive training program encompasses a variety of professional practices, including Standards of Practice, Business Operations, Legal Considerations, Client Relations, and additional topics. Moreover, it includes fourteen technical subjects, such as Structural Components, Exteriors, Roofing, Plumbing, Electrical Systems, and nine other essential areas.

All sessions are conducted live online.
